We will assess the current rental rate and any affordable improvements to increase the value of your property.

We will respond immediately to tenants prospecting and show them your property.

4. Tenant Screening

We will screen tenants by checking their credit, references and our gut feeling to pick the best tenant for your property.

5. Financial Statement

We provide you with monthly financial statements, these detail rents collected and payments made on your behalf.

6. Rent Collection

All tenants pay rent automatically weekly in advance, we pick up missed payments within 1-8 hours and contact the tenant instantly.
Rent is transferred to you monthly via online banking.

7. Property Inspections

After the tenancy has started and we have conducted the entry inspection, we inspect properties every 2-4 months and take photos of issues, you will be notified of the inspection results.

8. Tenancy Disputes

We do our best to resolve disputes with tenants, but if we cannot solve the problem we will represent you in mediation and the tenancy tribunal at no charge to you.

9. Tenancy Agreement, Bond Lodgement, Rent in Advance & Entry Inspection

Once the tenant is approved for your property we will have them sign the tenancy agreement promptly, along with pre-tenancy inspection, rent in advance and up to 4 weeks rent bond lodgement.

10. Maintenance / Tradespeople

We will make sure any repairs and maintenance is undertaken rapidly and to a high standard.  If it’s a small job, we may be able to do it ourselves. You will be contacted if the work required exceeds $400.

11. Bond & Tenancy Agreement Maintenance

We ensure all tenancy agreements are kept up to date and abided by, including making sure any departing tenants have completed their obligations and sourced replacements tenants. If there is a change in rent rates, we make sure the bond is up to date and lodged correctly.

Rents Collected are transferred to you monthly less our commission rates above and any expenses or charges paid on your behalf.

TRADESPEOPLE

We ensure that all reapirs and maintenance is carried out promptly, cost effectively and to a high standard. We will contact you prior should a repair exceed $400.00. For minor repairs, light bulbs, the odd small job, we generally go out first at no charge and see if we can resolve the problem before requesting one of our reliable tradespeople attend.

We have an excellent team of professional, affordable and reliable tradespeople that have been with us for an extensive period. This has allowed us to develop a trustful relationship and to achieve very affordable rates, which get passed onto you at no commission mark up!

We believe that not charging a commission on repairs and maintenance, gives you assurance that when repairs and maintenance are carried out, that it is genuine and not for the sake of a property manager making a 10% commission for a job that may not be necessary.

Our electrician alone has been with us for over 20 years now and I don’t believe we have ever had such a reliable, honest, efficient and cost effective tradeperson.

Our team of tradespeople is one of the core strengths of our property management company and are usually available on call 24/7.

If you choose not to use our tradepeople, we can arrange to deal directly with any tradespeople of your choice.

We are only too happy to offer you a free rental appraisal. In your free rental appraisal we will cover the following for you:

  • Market rental appraisal, what we believe the weekly rental rate of your property should be in the current market.

OWNER PROTECTION GUARANTEE

Want the ultimate piece of mind for your property?

We are very pleased to offer our owners an Owner Protection Guarantee to ensure that you achieve maximum results for your property.

Our unique Owner Protection Guarantee provides you the following:

  • That you receive 100% of rents from the period that the fixed term tenancy commences to the day the initial term expires.
  • That any malicious or intentional damage by the tenant is paid for up to a maximum of 5 weeks rent.
  • Rent Loss – If the tenant leaves without consent(does a runner), then rent is covered until a new tenant is found. If tenants aren’t found, then rent is covered until the expiry of the current tenancy term period.
  • Rent Loss – If the tenant has to be evicted for not paying rent, damage to property, theft or behavioural issues.
  • Theft – If a tenant removes any chattels from the property listed on the tenancy agreement.

Our Owner Protection Guarantee does not cover loss of rent should the tenant be approved to be released from the tenancy on compassionate or hardship grounds as adjudged by The Tenancy Tribunal.

Our Owner Protection Guarantee fee is 1 weeks rent plus GST.

The Owner Protection Guarantee is also subject to the inspection and assessment of your property.

At the end of the current fixed term tenancy period the Owner Protection Guarantee shall expire. If the tenancy is renewed or a new tenancy is created, then a new Owner Protection Guarantee fee is required and a new fee of 1 weeks rent plus GST shall apply.

Note,  Owner Protection Guarantee is not an insurance policy and you must ensure that your property is fully insured accordingly. Owner Protection Guarnatee does not include or cover P(Meth) contamination, use or damage and/or any other illegal drug contmination, damage or use.

ADDITIONAL SERVICES

Letting Services

If you require us to let your property only. This is advertise, screen tenants, sign tenancy agreements, collect bond & first week rent payments in advance and and finishing up with an entry inspection. Then we can offer this service for you.

We will charge a one off fee for this dependent on the property, please contact us for further information.

Property Management Short Term For Property Managers And Landlords

If you are a property manager or landlord and require us to manage your portfolio while absent, we can offer a full property management short term option for you. Minimum commission for this option is from 10% + GST on all rents collected over the agreed period.
